Windridge Estates is a 2020-built apartment home community in Bonner Springs, Kansas, surrounded by open fields and away from the hustle and bustle of the city while still being conveniently close to Kansas City. Residents can easily access local attractions such as the Kansas Speedway, the Legends shopping mall, numerous grocery stores, and dozens of dining options, all within a 10-minute drive of our community. Additionally, Interstate 70 is nearby, with the T-Mobile Center, which attracts all the top acts, just a 25-minute drive east. Windridge offers modern 2 & 3 bedroom apartment homes that are neutrally decorated with luxury vinyl tile flooring and dark wood cabinetry, creating a trendy living space. Each apartment home features central heat and air conditioning, a kitchen installed with black oven/range, microwave, refrigerator, dishwasher, and a double-basin sink with garbage disposal. Each home has a washer and dryer, two full bathrooms, and a private patio or balcony. For our residents’ convenience, the onsite office is staffed four days a week, with onsite maintenance available during office hours and emergency maintenance available 24/7 for added peace of mind. The application fee is $50 per adult (age 18+) applicant, with a fully refundable $300-500 deposit. The resident is solely responsible for the electricity utility cost, while your monthly rental rate includes water and trash service.
INCOME QUALIFICATION
Apartment homes at Windridge Estates have varied rents due to the income limit assigned to the specific apartment, limiting the rental rate we can charge. If an apartment becomes vacant, the income limit assigned to the apartment dictates the rent, and the applicant must be below the area median income (AMI) limit assigned to the apartment to qualify. The entire property has only 6 apartments with rents below $900, and those apartments require the household’s income to be below 30% or 20% of AMI to qualify.
